Predictive monitoring in smart building operations

German technology company Siemens has introduced a managed service that looks for developing faults in building systems and routes recommended work to maintenance teams.

Asset Performance Advanced monitors heating, ventilation and air conditioning equipment alongside building automation devices. It detects changes in performance before an alarm or failure occurs, identifies likely causes and recommends what should happen next.

The cloud-based service is integrated with Building X, Siemens’ digital building platform. It is intended for hospitals, university campuses, commercial properties, data centres and research laboratories, where the performance of building systems can affect daily operations and indoor conditions.

AI detects building faults before alarms

Asset Performance Advanced combines predictive failure-mode classification with fault detection and diagnosis. It ranks issues according to their expected effect on energy use, occupant comfort and system uptime.

Max Assist, an AI feature within the service, supports root-cause analysis and recommends subsequent action. Standardised resolution playbooks provide a defined procedure for recurring types of fault.

The findings are connected to digital workflows through the Siemens Customer Interaction Portal. Issues are automatically prioritised and routed either to a customer’s facilities team or to a Siemens Digital Service Centre.

Maintenance software receives recommended actions

Native integration with computerised maintenance management systems allows recommendations to feed into maintenance work. This connects the diagnostic process with the software used to assign and record tasks.

Dashboards provide information across property portfolios, individual buildings and specific equipment. The analysis covers comfort, energy use, maintenance and equipment availability.

Specialists at Siemens Digital Service Centres also review findings and support customers in responding to identified problems. The service therefore combines automated analysis and workflow routing with expert involvement.

Siemens targets critical building systems

In healthcare facilities, Asset Performance Advanced can monitor equipment serving operating theatres, patient areas and other spaces requiring closely controlled conditions. Universities can view assets across distributed campuses, while commercial property teams can track HVAC performance and comfort across their portfolios.

Siemens also identifies data centres and research laboratories as intended applications of the service.
