Ocean-view estate in Montecito, US, lists for $28.5 million

An ocean-view estate in Montecito’s Golden Quadrangle has entered the market for $28.5m.

Located at 1475 East Mountain Drive in the Upper Village, the property underwent a ground-up rebuild in 2014 by Giffin & Crane, a Santa Barbara residential construction firm. Marsha Kotlyar of Berkshire Hathaway HomeServices California Properties, a residential real estate brokerage operating across Southern and Central California, is handling the listing.

Pacific Ocean and island views extend across much of the house and its outdoor areas. A long private approach leads to a motor court, while the entrance foyer opens to an unobstructed view of the Pacific.

Mediterranean-style interiors face the Pacific

Inside, Venetian plaster walls, wide-plank wood floors, arched passageways, and stone fireplace surrounds give the house its Old World character. The checkerboard foyer leads into the main living areas, many of which face the ocean.

A wraparound veranda connects the principal rooms with the outdoor spaces. The estate also has a covered loggia with a fireplace and built-in heaters.

Kotlyar, who has recorded more than $2bn in career sales across Santa Barbara and Montecito, cited the property’s architecture, builder, location, and views among its main attributes.
