Le Blu Consciente, Goiânia’s Riviera-inspired residential development

In Goiânia, Brazil, the clubs facing the Le Blu Consciente site in the city’s Setor Marista district have given the surrounding area its Orla dos Clubes, or Clubs Waterfront, identity. It is here, away from any actual coastline, that the development looks to the French Riviera for its architectural character.

The high-end residential project was launched in June 2026. Planned for the corner of Rua 148 and Rua 137, it will offer four-suite apartments ranging from 166m² to 221m², alongside a penthouse of up to 381m². Completion is scheduled for June 2030.

Consciente Construtora e Incorporadora, a Goiânia-based property developer with more than four decades of experience, is developing the project.

Curving floor plates sweep around the building to form rounded balconies, while arches, earthy tones, and planting across the elevations draw on Monaco and Mediterranean coastal architecture. The residences open onto level balconies, and the landscaped communal areas are arranged around a swimming pool, heated spa, and sun deck.

Riviera architecture translated for Goiânia

Le Blu Consciente-Facade

The Riviera influence is most visible on the exterior. Castro Arquitetos, a Brazilian architecture practice led by Rafael Castro, designed the façade as a succession of curves, arches, projecting floor plates, and rounded balconies.

The curves give the façade a fluid rhythm, while horizontal floor plates wrap around the building. Earthy colours and planting incorporated across the elevations reinforce its references to Monaco and contemporary Mediterranean coastal architecture.

The building’s architectural design is by Alexandre Leite, a Goiás-based architect and long-standing collaborator of Consciente. Tellini Vontobel, a Brazilian multidisciplinary design firm, is responsible for the landscaping across the communal gardens and planted areas.

Flexible layouts allow buyers to customise their homes

Buyers can choose from a range of layouts and finishes through the developer’s Customize Consciente programme, with selected alterations completed during construction, before handover. Three-suite layouts are also available through the programme.

Each residence will open onto a balcony fitted with a charcoal barbecue, countertop, and sink. Level flooring will provide a continuous transition between the living room and balcony.

The apartments will have 2.6-metre ceilings, while each principal bedroom suite will include a walk-in wardrobe. Private elevators with access controls will open directly into the residences.

Air-conditioning provision is planned for the living rooms, suites, and balconies. The kitchens, service areas, and most bathrooms will have natural ventilation, except for the powder rooms and service bathrooms.

Bathrooms are specified with Perlato Travertine countertops, fully tiled walls, recessed skirting, and linear drains in wet areas. Linear drains will also be installed on the balconies, while Portobello flooring and wall coverings are specified for the development.

Claudia Albertini is responsible for the interiors and decor, including the decorated apartment. Her scheme uses a neutral, contemporary palette, selected furniture, and open connections between the living areas and balconies.

An urban beach club without the sea

The Riviera theme continues in the communal areas, centred on a swimming pool, heated spa, and sun deck within Tellini Vontobel’s landscaping. The pool will use ozone water treatment.

Consciente describes the pool and surrounding leisure facilities as an urban beach club. The positioning of these facilities also responds to the site’s location opposite the clubs that define the Orla dos Clubes area.

Indoor amenities will include a fitness centre fitted by Flex Home, a gourmet lounge, and a party room with an acoustically treated ceiling.

Building services, water use, and security

A generator is planned to serve the entire development, including the residences and communal areas. Two service elevators will be provided, one of which will also operate as an emergency elevator, alongside the private elevators serving the apartments.

The building will have regenerative-drive elevators, a system for reusing water from air-conditioning equipment, and automated irrigation for its planters, gardens, and pavement planting. Water and electricity use will be measured separately for each residence.

Other water-management measures include pressure-reducing valves, aerated taps, timed taps in communal bathrooms, and dual-flush toilets.

The development will provide one parking space for each residence. Provision will be made for telecommunications providers to install fibre-optic cabling. Infrastructure is also planned for video intercoms and private monitoring, with cameras in the service halls of the typical floors prepared for connection to the building’s CCTV system.

Electronic locks and controlled access will be installed at the property entrances, apartment service doors, private elevators, and selected communal areas. Double security gates will serve the main and service entrances, while a porte-cochère will define the principal arrival point.
