
A three-level penthouse concealed within the copper roof of Manhattan’s landmark Hampshire House has entered contract after being offered for approximately $6.7m.
The transaction was arranged by Concierge Auctions, a luxury real estate auction house, through its Developer Services division in cooperation with global luxury real estate brokerage Nest Seekers International.

Occupying the uppermost levels of Hampshire House at 150 Central Park South, just steps from Billionaires’ Row, the penthouse was offered with redevelopment plans prepared by New York-based architecture and design studio SPAN Architecture.

Positioned 37 storeys above Central Park South, the three-level residence could extend to approximately 9,000ft2 under the proposed redevelopment plans. It also includes around 1,200ft2 of outdoor living space spread across terraces overlooking Central Park.

Included in the sale were pre-approved redevelopment plans for a custom residence.
Peter Pelsinski, Principal at SPAN Architecture, said the design sought to preserve the character of one of New York City’s best-known residential landmarks while unlocking the penthouse’s potential for its next owner.
A landmark residence above Central Park
Construction of Hampshire House began in 1931 before work was interrupted during the Great Depression. Completed in 1937, the building is recognised for its steep copper roof, twin chimneys, and blend of Regency and Art Deco influences. Its distinctive roofline has long been a familiar feature of the Central Park South skyline.

Unlike most Manhattan penthouses, the residence forms part of Hampshire House’s roof structure. Expansive terraces overlook Central Park.
The property entered contract after 43 days of marketing. The companies have not disclosed the identity of the purchaser or the expected completion date of the transaction.
