
Greenwich Village has long resisted the vertical character that defines much of Manhattan. The Greenwich Spire, planned at 11 West 13th Street just off Fifth Avenue, introduces a 500-foot residential tower clad in blade-cut brick, stone, and metalwork, drawing on materials more commonly associated with the neighbourhood’s established streetscape than with contemporary high-rise construction.
Legion Investment Group, a New York-based luxury residential developer, and EJS Group, a real estate development firm specialising in multifamily and mixed-use projects, have released the first renderings of the low-density condominium.
With only 34 homes distributed across a tower of this height, the project emphasises privacy while allowing most residences to include private outdoor space and sweeping views over Manhattan, the West Village, and the Hudson River. The development combines architecture by global design practice KPF with interiors by New York-based Leroy Street Studio.
A restrained façade for a historic neighbourhood
KPF has organised the façade around blade-cut brick, stone, and metalwork finished in a unified tonal palette. Vertical piers rise the full height of the building, intersecting with terraces that break up the elevation. Recessed loggias introduce depth and provide corner exposures for many of the residences.

At street level, fluted cast-stone pillars frame the entrance, leading into a covered porte-cochère finished with textured grey masonry, a feature rarely incorporated into Manhattan residential developments today.
Commenting on the design, Trent Tesch, Design Principal at KPF, said Greenwich Village possesses “an intimacy that somehow coexists with the grandeur of the city around it”. He added that the blade-cut brick façade draws on the neighbourhood’s warmth and craftsmanship, while the slender, setback crown defines the tower’s profile on the Manhattan skyline.

Crafted interiors with handmade materials
Leroy Street Studio takes a similarly restrained approach to the interiors. Sybille Schneider, Director of Interiors at the studio, said the design combines handmade materials, custom-designed pieces, high ceilings, and abundant natural light across the residences.
Sales for The Greenwich Spire will launch later this year through Corcoran Sunshine Marketing Group. Construction is scheduled for completion in mid-2028.
