
A newly completed oceanfront estate at 3512 Ocean Boulevard in Corona del Mar, California, has sold for $48.5 million, setting a new record for the coastal community and achieving the highest price per square foot for new construction in the area.

The transaction was represented by VALIA Properties, a luxury real estate brokerage, with Steve Sergi handling the sale. The residence was developed by Nicholson Companies, a luxury residential developer and custom home builder, and designed by architect Geoff Sumich with interiors by Lisa McDennon.
Oceanfront residence commands Pacific views from Ocean Boulevard

Positioned along one of Ocean Boulevard’s most sought-after stretches, the 3512 Ocean Boulevard estate occupies approximately 64ft of unobstructed ocean frontage directly opposite Inspiration Point.
The 11,628ft2 residence includes five bedrooms, seven bathrooms, and four powder rooms. Conceived as a private coastal retreat, the home combines stone, glass, and open-air spaces to connect the interiors with the surrounding Pacific Ocean views.

The sale represents the highest transaction ever recorded in Corona del Mar, as well as the highest sale achieved in Orange County outside of a gated community.

The estate’s architecture focuses on a gradual transition between enclosed private spaces and expansive ocean-facing areas. The main level features an open-plan arrangement where living, dining, and kitchen spaces connect seamlessly, with large glazed openings bringing natural light and coastal views into the interiors.


The primary suite includes a dedicated sitting area, while additional private spaces provide flexibility for residents and guests. A second-level media room provides a more secluded setting, and the lower level provides an extended living environment suited for longer stays, hosting, or multigenerational use.

The material palette throughout the residence centres on restrained textures and carefully considered proportions, allowing light and views to define the character of the interiors.
