
Bera Bay is a coastal residential development by Invergroup in Punta Ballena, near Punta del Este, Uruguay. Set across a 35,000m² site overlooking the Atlantic coastline, the project comprises 33 private residences arranged within a landscape of rocky headlands, native vegetation, and white sandy beaches.
Located a short distance from central Punta del Este, the development occupies a secluded stretch of coastline while remaining within easy reach of the area’s cultural, dining and recreational destinations. The surrounding region includes more than 100km of coastline extending from Portezuelo Bay to José Ignacio.

The residences are priced at approximately $1,275 per square feet. A 5-bedroom home at the property measuring 11,754ft2 costs about $15 million.
Design shaped by the landscape
Designed by Carlos Ott in collaboration with Ponce de León Arquitectos, Bera Bay follows a landscape-led masterplan that responds to the site’s natural topography. The development is organised into seven residential clusters and three standalone homes positioned to maximise views across the valley and Atlantic coastline.

Buildings step with the contours of the land, allowing living spaces, terraces and private gardens to overlook either the valley or the ocean while maintaining privacy between residences. The architects adopted a restrained approach with low-profile buildings intended to integrate with the surrounding landscape while preserving the site’s cliffs, natural pools and coastal character.
The masterplan also provides direct access to the Atlantic shoreline, an uncommon feature along this section of the Uruguayan coast, while limiting the development’s visual impact on the surrounding landscape.
Bera Bay residences and amenities

Each residence is arranged over two levels, with a private lift and more than 300m² of floor area per level. Homes are available with two, three or four garages together with private terraces and swimming pools.

Standard specifications include home automation systems, oak and walnut carpentry, porcelain flooring, premium glazing systems and high-end kitchen appliances. Internal circulation is designed to accommodate electric carts, reducing conventional vehicle movement throughout the estate.

Residents have access to a 250m² fitness centre, an events lounge, pedestrian pathways connecting natural viewpoints and a 24-hour managed security system. Roof gardens, planted terraces and concealed service routes further integrate the development into the surrounding landscape.
Sustainability measures

Environmental considerations were part of the project’s planning strategy. The masterplan limits earthworks, retains native vegetation and protects existing natural pools and coastal ecosystems. Green roofs and planted terraces help reduce the visual impact of the buildings, while contributing to landscape integration.
Through its low-density masterplan, landscape-responsive architecture and emphasis on preserving the site’s natural features, Bera Bay combines contemporary coastal residences with measures intended to minimise intervention across a sensitive stretch of Uruguay’s Atlantic coastline.
