
Botanica Residence, a new residential development overlooking Baku’s Central Botanical Garden, was officially unveiled on 18 June at the Four Seasons Hotel Baku.
The project is being developed by PMD Group, an Azerbaijani real estate developer, in partnership with Kensington, a contracting company. Designed by Chapman Taylor, the development will comprise 363 homes across four residential towers in central Baku.
Being located beside the Central Botanical Garden, the development has direct access to one of the city’s largest green spaces.

Apartments and penthouses in four towers
The development comprises four residential buildings, including two towers rising 22 storeys and two rising 18 storeys.
In total, Botanica Residence will contain 359 apartments and four penthouses. The residential mix includes one, two, three, and four-bedroom units, alongside penthouses exceeding 310m2.
The buildings are arranged around a landscaped courtyard and outdoor amenity areas extending across a 2.2-hectare site.


Landscaped grounds and resident amenities
A significant portion of the development is dedicated to outdoor and communal spaces, including walking paths, children’s play areas, padel courts, seating areas, and landscaped gardens.
The project also provides 430 underground parking spaces, bicycle storage, electric vehicle charging points, reception and concierge services, and 24-hour security.
Centralised heating infrastructure, energy-efficient window systems, KONE lifts, video surveillance, and Face ID entry systems are also included in the specification.

Representatives from government agencies, the business community, investors, and project partners attended the launch event, where the project was presented.
The project has been planned around the relationship between urban living and access to green space, drawing on its location beside the botanical garden.
