Twin-tower Shaneng Smart Industry Building completed in Haikou’s Jiangdong CBD

The Shaneng Smart Industry Building, a twin-tower mixed-use development in Haikou’s Jiangdong New District, has been completed, adding a large commercial and hospitality component to one of Hainan Free Trade Port’s designated urban growth zones.

The development has been delivered by Shandong Energy Group, a Chinese state-owned company active in energy, industrial, and infrastructure sectors. It was designed by Chapman Taylor following an international design competition.

Two towers define a new edge for Jiangdong

Located in Haikou’s Jiangdong New District, the project forms part of the wider Eco-CBD framework linked to the Hainan Free Trade Port strategy. The 90,000m² development comprises two interconnected towers rising 18 and 22 storeys, structured as a unified gateway element within the district.

The development is planned as a single mixed-use environment, combining office space, hospitality accommodation, retail, food and beverage uses, and public-facing leisure areas. An Ascott serviced apartment hotel with 185 units is located in the upper levels, extending the hospitality function across the higher floors of the development.

Tower form shaped by coastal views and breezeways

The project is set along the coast, with views and airflow guiding its layout. A north-south visual corridor preserves sightlines towards the sea and allows air to move through the site. The two towers frame views towards the coast and mark the edge of the business district.

Upper levels of the East Tower feature increased floor-to-floor heights of 4.5 metres, opening up panoramic views across the coastline as part of the spatial design. Coastal view corridors and airflow strategies are commonly used in waterfront CBD planning to balance openness with environmental performance.

Across the wider site, around 10,000m² of retail and leisure space is arranged around terraces, plazas, and pedestrian routes, supporting activity throughout the day.

A 60-metre rooftop infinity pool overlooking the South China Sea forms part of the hospitality and leisure offering.

Tower layout responds to sea views and coastal airflow

At ground level, the podium connects with surrounding streets and public routes within Jiangdong New District, extending activity from the wider urban fabric into the development.

The project is near developments such as the Hainan Energy Trading Building, forming part of a coordinated business district emerging in the area.

Sustainability measures include high-performance curtain wall systems, intelligent environmental controls, and landscape strategies aimed at improving energy efficiency and environmental responsiveness. These elements support a lower-carbon urban district in the area.
