
LiUNA Pension Fund of Central and Eastern Canada and Fengate Asset Management have launched a mixed-use community named Toronto Rail Yards above the active rail corridor between Bathurst Street and Spadina Avenue in downtown Toronto.
The project is planned as a district built over an operating rail corridor, with new development enabled through air rights above the infrastructure. The first stage involves a six-acre deck spanning the rail yard, which will form the base for the wider neighbourhood.
On completion, the project is expected to deliver approximately 4,000 homes, more than two acres of park space, 85,000m2 of office space, two childcare centres, and around 4,700m2 of retail. The wider site covers around 14 acres above the rail corridor.
The project will be delivered in phases, with site preparation expected to begin in 2028, followed by the start of deck construction later that year.
Transit-linked neighbourhood planned over rail infrastructure
The project is linked to the planned Spadina-Front GO Station, which is one stop from Union Station. It is intended to connect directly into the wider GO Transit network, with the station forming part of the surrounding rail infrastructure that shapes the site.
The development brings together housing, employment space, retail, childcare, and public realm within a single district above the corridor. More than two acres of park space are planned in the project, in addition to pedestrian and cycling routes integrated across the deck.
