$28m Gulf-Front sale sets new benchmark in Alys Beach luxury residential market

A gulf-front residence at 53 Sea Castle Alley in Alys Beach has sold for $28 million, the highest recorded residential transaction in the community to date.

The property is located in Florida’s 30A corridor, a narrow stretch of Gulf-front coastline that has developed into a focused pocket for high-value residential transactions. Alys Beach, a master-planned community within this stretch, is defined by tightly controlled architectural guidelines, a low-density layout, and a planned urban form that shapes both the scale and availability of homes along its gulf-front edge.

The residence was represented by Scenic Sotheby’s International Realty, a real estate brokerage operating under the Sotheby’s International Realty brand and active across Florida’s Emerald Coast, including the 30A coastline between Pensacola and Destin.

It was listed in late 2025 with an asking price of $31.25m and ultimately sold for $28m. The site was originally acquired in 2022 by Templeton Development, a real estate developer, for $9.47m, and developed into a residence over the following three years.

The home was designed by A Boheme Design, a design studio led by Darrell Russell, and built by Gulfview Construction, a residential construction company. It spans more than 5,100ft2 of interior space and approximately 1,800ft2 of outdoor living areas. The residence spans 53ft of private gulf frontage and is built entirely in solid concrete, including the roof.

Inside, the property includes a courtyard pool, retractable glass walls, a sculptural marble wine installation, a rooftop mosaic pool, and a series of terraces positioned toward direct Gulf views. The layout follows the architectural language and planning framework associated with Alys Beach.

The 30A coastline has limited beachfront land, and new gulf-front development is restricted by geography and planning rules. Alys Beach stands apart due to its controlled design approach and consistent architectural style, unlike more conventionally developed coastal markets.

The transaction adds another high-value sale to the 30A corridor, where gulf-front homes remain tightly held, and new beachfront development is naturally constrained by availability and planning structure.
