Japan-based luxury real estate brokerage, H2 Christie’s International Real Estate has launched a new service focused on handling off-market property transactions for ultra-high-net-worth buyers, targeting a segment of the market where listings are not publicly available.
Named “Whisper Network”, the platform is designed to facilitate access to private residences and other high-value assets that are not advertised or searchable online. The service operates alongside the company’s existing brokerage activity, introducing a separate channel for transactions conducted under restricted access.

Within weeks of its introduction, the firm secured exclusive brokerage rights for a series of properties in Japan, including the contemporary building Natural Ellipse in Shibuya and the historic Funaoka House in Kyoto.
Off-market transactions reshape access to ultra-luxury homes
The platform is structured around properties that are not listed on the open market. According to the company, demand is being driven by buyers who require confidentiality and prefer transactions managed through controlled networks rather than public listings.
This applies to both residential assets and select private commercial properties. Transactions are handled through a network that includes family offices, private bankers and global advisors, operating under non-disclosure agreements.
The company positions this segment as distinct from widely recognised architectural properties that are openly marketed. In contrast, off-market assets are circulated within a limited group of qualified participants.
Tokyo office anchors dual-track market approach
The launch follows the opening of the firm’s new base in Hibiya, Tokyo, in March 2026. From this location, the company is managing both publicly marketed properties and a separate pipeline of off-market assets.

This allows the firm to maintain visible listings while also holding a private inventory shared only within its internal network. Access to this collection is limited to clients who demonstrate purchasing intent and financial capacity, along with their advisors.
The initial properties secured include both contemporary and historic residences, indicating activity across different segments of the ultra-luxury market.
Private networks formalise ultra-high-end transactions
The introduction of “Whisper Network” establishes a framework for transactions based on selective access rather than public exposure. Properties are introduced through direct relationships, with information shared only within a defined ecosystem.
In this model, assets are made available to a restricted group before any potential entry into the open market.
Christie’s International Real Estate operates globally through affiliated firms, with H2 Christie’s forming part of this network. The company’s operations in Japan include offices in Niseko and Furano in Hokkaido, alongside its Tokyo presence, focusing on the sale, leasing, development and management of luxury properties for domestic and international clients.
